Photo Pack vs Virtual Staging vs Full Listing Package: Which One You Actually Need (2026)

When to pick Photo Pack ($49), Virtual Staging ($99), or the Full Listing Package ($249) for your next listing. The 90-second decision tree, what each tier includes, when each is overkill, and the trap to avoid on your first listing.

Short answer: if the property is occupied with reasonable furniture, you need a Photo Pack ($49). If the property is empty or sparsely furnished, you need Virtual Staging ($99). If it's empty AND you also need listing copy, social posts, and a printable flyer (most new agents do), the Full Listing Package ($249) is the right pick — bundling drops the per-deliverable cost below buying them separately, and the 24-hour SLA covers the whole kit. Pro Subscription ($299/month) only makes sense at 2+ listings per month.

This guide walks the actual decision in under 90 seconds, then explains why each tier exists, what each includes, and the one trap most new agents fall into on their first paid listing.


The 90-second decision tree

Run these four questions on the listing in front of you, in order:

1. Is the property occupied with furniture you can photograph as-is?

  • Yes → Photo Pack ($49). The furniture sells the space; you just need the photos polished.
  • No → continue to #2.

2. Is the property completely empty or has only one or two pieces of furniture?

  • Yes → continue to #3.
  • No (mixed: some furniture, some empty rooms) → Photo Pack for the furnished rooms + Virtual Staging for the empty rooms. Or Full Listing Package — usually cheaper than buying à la carte once you cross 2+ empty rooms.

3. Do you also need listing description copy, social posts, and a flyer for this listing?

  • No (you have these handled elsewhere or don't need them) → Virtual Staging ($99) for the rooms that need it.
  • Yes (most new agents) → Full Listing Package ($249).

4. Are you listing more than 2 properties per month?

  • Yes → Pro Subscription ($299/month) once you've run one or two listings through the per-listing tiers and know we're a fit.

What Photo Pack includes (and when it's overkill)

Photo Pack — $49 one-time. Eight raw room photos transformed into listing-ready images. Specifically:

  • Lighting + color correction — fixes the yellow-fluorescent look kitchens get under standard ceiling lights, the cold-blue look bedrooms get on overcast days, the harsh shadow look rooms get when one window is dominating
  • Sky replacement on exterior shots — the most common 2026 listing-photo upgrade. A blank gray sky becomes a clean blue or warm sunset depending on what suits the listing
  • Light declutter — a single visible item per room (a stray cable, a small kid's toy, a dish on the counter) removed cleanly. Beyond a few items per photo, see the 12-point listing-photo checklist — physical decluttering on-site is faster than per-item revisions
  • 24-hour delivery + 1 free revision included

When Photo Pack is overkill: if the property is empty, you don't need photo enhancement of empty rooms — you need virtual staging. Photo Pack on an empty room produces a brighter, cleaner photo of an empty room, which still looks empty. Buyers perceive empty rooms as smaller than identical staged rooms, every time.

When Photo Pack is the right pick:

  • Occupied properties where the existing furniture works
  • Family homes, condos, townhomes with current owners
  • Already-staged listings (developer staging, professional staging) where you just need the photo polish
  • Properties under $400k where the listing budget doesn't justify $249 for the full kit

What Virtual Staging includes (and when it's overkill)

Virtual Staging — $99 one-time. Up to 3 rooms virtually staged with realistic furniture, decor, and lighting. Specifically:

  • Up to 3 staged rooms — typically the living room, primary bedroom, and dining area or office (the rooms buyers focus on first)
  • Style choice — modern, traditional, coastal, mid-century, or modern farmhouse. See the virtual staging style guide for which to pick.
  • Disclosure baked in — every staged image ships with the on-image "Virtually Staged" label and standard caption text per NAR 2026 / California AB 723 / CREA REALTOR Code. The unaltered original is included alongside.
  • 24-hour delivery + 1 free revision included

When Virtual Staging is overkill: if the property is occupied with photographable furniture, virtual staging is wasted spend. The existing furniture sells the rooms; virtually replacing it with stock furniture is more work for less value.

When Virtual Staging is the right pick:

  • Empty properties (vacant flips, new construction, between-tenant rentals)
  • Single-room virtual staging on a mixed property (e.g., everything else is furnished but the office is empty and matters for the buyer)
  • Photographer add-on workflow — your existing photographer shot the property, you want to stage 1-3 specific rooms

What the Full Listing Package includes (and when it's the right pick)

Full Listing Package — $249 one-time. The complete listing-ready bundle:

  • 20 enhanced photos (vs. 8 in Photo Pack)
  • Up to 5 rooms virtually staged (vs. 3 in Virtual Staging)

When Full Listing Package is the right pick:

  • New listings on empty or partially-empty properties (the most common case for new agents)
  • You want one delivery, one invoice, one place to send revisions
  • You're saving the time of writing your own listing copy and designing your own social/flyer

When Full Listing Package is overkill:

  • The property is fully occupied AND you have copy/social/flyer handled elsewhere → Photo Pack alone
  • You're publishing 3+ listings per month and the math points at Pro Subscription instead

When Pro Subscription makes sense ($299/month)

Pays off above: ~2 listings per month if you'd otherwise buy Full Listing Package every time. At 2 listings × $249 = $498/month — Pro at $299 saves $199. At 3 listings/month it saves $448. Above 4-5 listings/month the value compounds further (priority queue + unlimited revisions matter more at volume).

Doesn't pay off below 2 listings per month — the per-listing tiers are cheaper for occasional use.

The trap to avoid on your first paid listing

Don't pick the Full Listing Package "to be safe" on a property that's fully occupied. $249 buys you 12 photo enhancements you don't need (the 8 Photo Pack ones plus 4 from the Full Package upgrade) plus virtual staging slots you can't use plus a floor plan you may not have plus copy you might already have written.

The right move on a fully-occupied property:

  1. Photo Pack ($49) for the photo polish
  2. Write your own listing copy (you know the story)
  3. Skip the social posts / flyer for the first listing — most listings sell on Zillow + your buyer's-agent network without needing the social cycle anyway

If after that listing you find you wanted the copy/social/flyer help, the next listing graduates to Full Listing Package.
